Garage

This is where you can see the most serious defects in the house. Water infiltrating the walls from upstairs each time it rained. Termites in the walls. Water pooling inside the garage. All the elements coming in instead of staying out. Bee and flying ant infiltrations. This is where the nightmare came to life.

Bees

We noticed bees swarming around the upper master bedroom suite porch. McCreary decided if he sealed the bees into the porch cavity that they would die from thirst. A few days later the bees were swarming in the garage. These are the bees congregating around one of the windows. Obviously there was enough water inside the walls to sustain them.

We had to call a bee exterminator to take care of the hive.

Floor

The driveway and the garage were sloped in the wrong directions and water infiltrated the garage every time it rained. McNary Company poured both the garage floor and the driveway. Both McNary and McCreary refused to redo the driveway to correct the problem.

SETS Water Heater

SETS Tankless water heater. On Christmas Day 2001 the water heater started smoking. A hole was burned through the exterior. The wrong wiring was wired in for the heater despite McCreary knowing what we were putting in.

Termites

The pest control company refused to put the second application of termite control chemicals around the house because final grade had not been done. Between the lack of application and the moisture permeating the walls we discovered termite tunnels under the stairwell in the storage area.

Walls

A water bubble running down the south wall of the garage. This bubble was caused by water running through the walls and permeating the insulation, wood and drywall to the point that the water started to collect and bubble.

The entire south wall of the garage was damaged due to water infiltration from the above porch area. Terra Cotta Framing built the walls, and Simmons Home Design designed it. During the first Registrar of Contractors inspection LJ McCreary actually said, "Oh a little drywall and paint will take care of that problem." Please!
